Shay Street and Holborn Terrace is for students with families with up to three children.
Allocations are normally reserved for students registered at the University of Leeds. Click here to check if you are eligible.
The accommodation comprises 56 properties in total. 55 three-bedroom flats or apartments. These are all maisonette-style, in that they occupy two floors each with their own access (each property is split over two levels and is self-contained). There is also a 2 bedroom family house on Holborn Street that forms part of this site.

The University of Leeds is a 5-10 minute walk from the accommodation. The city centre is also easily walkable.
As shown in the building plans Shay Street / Holborn Terrace is a development which has been converted especially for students with families. There are 5 separate blocks, each comprising 12 flats (there are 5 flats across the site which Unipol do not manage and which are privately owned). Each flat is set over two floors - ground and first floor, or second and third floor. There are grassed and planted areas and a perimeter fence to the flats. The external permiter of the site is secure and fenced with fob access.

Tenancies at Shay Street and Holborn Terrace / Street, begin on the 1st August each year and run for 12 months until 31st July the following year. Current residents are offered the chance of renewing, so long as their studies are ongoing
As shown in the floorplan below, each flat has three bedrooms (one double and two singles - although for larger families Unipol can add an extra single bed if needed), a living room, kitchen, bathroom and separate WC. Ground floor flats have their own small fenced garden. Please note: the layout of flats does vary slightly, please ask Unipol for a floorplan of a specific flat if you'd like to see this.
The flats offer a high standard of amenities, including energy-efficient gas-fired central heating systems, well-designed kitchens and bathrooms, and a separate toilet. Windows are double glazed.
Telephone sockets (subject to reconnection to the network at the tenants' expense), are fitted in each flat and television aerial sockets are provided in the living room. There is cable television to the site which residents can use, and meaning tenants are not permitted to fit their own satellite dishes.
All properties are equipped with functioning, hard-wired smoke and heat alarm systems. Ground floor flats are fitted with intruder alarms.
The site is fitted with external CCTV. Six cameras cover the grounds and car park areas. Additionally, each main entrance is fitted with a CCTV camera.
Each flat is accessed from a covered walkway, access to the site is through gates with door entry intercoms and fob access.
Kitchens are fitted with a gas cooker (some with gas hobs an an electric oven), washer-dryer, and fridge-freezer. A dining table and chairs are provided. An ironing board, vacuum cleaner, and plastics (including a dish drainer, washing up bowl, mop and bucket, broom and dustpan and brush), are also provided. Irons and microwaves are not provided.
Living rooms are fitted with two sofas, a coffee table, and often a desk and desk chair: furniture is not fixed so you can move it around. This is where you will find your internet box, on the back of which are your details to connect to the WIFI.
The master bedroom is fitted with a double bed and the other two bedrooms with single beds. A third bed can be provided for families with three children. You will also find wardrobes, or built in closets for clothes storage, as well as sets of drawers and bedside tables in the master bedroom.
Bathrooms are fitted with a shower over the bath, a wash basin and mirrored bathroom cabinet. The toilet contains a toilet and a sink.

There is an on-site car parking area that residents are welcome to use, though you do need to apply for and obtain a parking permit from Leeds City Council. A permit is free of charge and is important to get, to avoid unnecessary parking penalties and fines. You can apply for a parking permit here.
Unipol have 8 garages that can be rented by tenants - there is a small monthly cost - that can be used for vehicle parking or storage. Please contact the Housing Manager of Shay Street and Holborn Terrace about garage availability if you are interested.
There are also secure bike stores at the site that tenants are welcome to use. Unipol can provide a key to you if you have a bike and would like to make use of these bike stores.

Local Leisure and Recreation
Kirkstall Abbey is nearby with its extensive riverside park.The park has playground apparatus for younger children. Leeds City Council maintains a large number of public play areas for children and young people, which includes playgrounds, ball parks, skateboard parks and teen zones.
The nearest public library, which as a Leeds resident, you can join and borrow books from free of charge, is Headingley Library.
Leeds City Council runs a number of leisure centres across the city for general public use, including Kirkstall Leisure centre. The council also manages a number of artistic and cultural venues and offers a year-round programme of events. Some facilities and events run by the council are free and some are available for a fee. The University of Leeds offers a range of sports opportunities, including all manner of recreational activities, The Edge, the University's own fully equipped gym available to paying members, and school holiday sports camps.
