As a local husband and wife team, we have been very successful landlords in Leeds 6 since purchasing and renting our first house (to post graduate students) in September 2004. We specialise in students, both undergraduate and postgraduate, but are happy to have professionals as tenants too. We look after our properties directly, and do not use agencies at all. We only own two houses, giving us the time to manage the properties properly and the ability to respond quickly to any problems. Many student groups have stayed on for a further year and one group stayed on for 3 years!
The houses and gardens are very secure and regularly maintained (e.g. boilers on service contracts), and we are constantly carrying out improvements to keep them in tip top condition. For example, we have recently installed new carpets throughout one house, and re-decorated the rooms in another. The large gardens of one house are maintained every fortnight!
If a problem should arise, then my wife and I are easily contactable to deal with it. We offer a personal service, and will quite often sort out any problems ourselves there and then, only calling in others when we need specialist help. Over the years we have developed very good relationships with a number of trusted tradesmen and suppliers, who help us to carry out any maintenance and repair work.
We use the Unipol standard letting contract, which may be viewed on line on their website by prospective tenants. We offer tenancies on a fully inclusive basis (i.e. including utilities, internet and FRTV license). We take a deposit from each student, but charge no signing up or other fees. Deposits are securely placed in a recognised deposit protection scheme.
We live locally in the north of the city, within easy reach of our houses – we are definitely not absentee landlords! We believe in providing a caring service and comfortable living style for our tenants, a sort of "distant home from home” environment.
