Who are we?

Heather Smee, now retired but formerly a social services manager, owns and manages the houses alongside daughters; Rachel Turner and Cath Donovan. Once upon a time (a few decades ago!) we were students who lived in rented houses. Cath is a Leeds graduate and former resident in two of our properties.

Our history

Twenty years ago Heather and husband, David, bought the first house in Leeds when Cath moved into her second year. The next year we bought three further houses and we have let and managed all four from then until now.

Our ethos

To provide accommodation such as we would have enjoyed and which we would be pleased to have our children live in.

Our management

Our tenants come to us through Unipol (Golden Owners) or by word of mouth. All management issues are dealt with by us personally. Our tenants have our phone number and our email address and are invited to contact us whenever required. There is no restriction on hours or days of the week.

Maintenance/ repairs 

We employ 4 self employed individuals:

James- electrician
Carlton- plumber
Paul- joiner
Mike- alarms

Our tenants have their phone numbers and are free to make arrangements direct with James, Carlton, Paul or Mike, or alternatively to contact us, to make any necessary arrangements should anything require attention.

Rents and fees

Our rents are average- always have been, always will be. We do not undersell ourselves (underselling always leads to a reduction in service) but we will never charge excessive rents.

Deposits

Deposits are protected with the Unipol arranged scheme. Our expectation is always that a deposit will be returned in full and we achieve that expectation almost without exception, although of course we do have to reserve our right to forfeit a deposit in the event of damage over and above fair wear and tear.
